This project was a new construction on existing footings, due to a house fire. It was a unique opportunity to rethink the interior layout while maintaining the original building footprint, which helped minimize permitting and approval issues. The living spaces were rearranged to better accommodate the client’s current needs. This home redesign also provided an opportunity to upgrade the energy efficiency of the building envelope, including spray foam insulation, ultra energy efficient windows and a number of other upgrades.
The first floor layout was reorganized so that the primary living areas open up to the private and wooded back yard. The open plan allows for casual living and entertaining, both in one space.
The master suite also is located along the back of the house to enjoy the privacy and views. There are two additional bedrooms and baths on the second level, which are used as an office and sitting room.
The lower level is designed for guests with two bedrooms, bathroom, family room and kitchenette. The screened porch runs along the back of the house at ground level and is a lovely place to enjoy the birds, wildlife, and garden.
